If your tile roof is leaking, you almost certainly do not need new tile. On a tile roof the tile is a protective shell that takes the sun and the impact, but the layer actually keeping water out is the underlayment beneath it. Tile lasts 50 years or more. The underlayment lasts 20 to 30. So a tile roof reaches a point where it needs its waterproofing renewed while the expensive part still has decades of life in it.
That is what a lift and re-lay does: we carefully lift and stack your existing tile, strip the failed underlayment, inspect and repair the decking, install a new Titanium or Fontana underlayment backed by a 50-year warranty, and re-lay your original tile with any cracked pieces replaced to match. You get a roof with fully reset waterproofing at roughly half the cost of new tile, and the house looks exactly as it did, which matters in HOA and historic communities where the tile profile is not negotiable.

A full lift and re-lay costs far less than an all-new tile roof, because your existing tile is reused. The number depends on roof size, tile type and what the decking looks like once the tile is off, and a single slope or section is a smaller job than the whole roof. That gap is why a lift and re-lay is the right fix when the tile itself is still sound. Estimates are free.
Usually not. On most leaking tile roofs the tile is fine and the underlayment beneath it has failed. Replacing the tile as well means paying for the one component that had not worn out. A lift and re-lay reuses your tile, renews the waterproofing, and costs roughly half as much. We confirm which situation you are in at the free estimate.
We install a new Titanium or Fontana underlayment backed by a 50-year warranty, which resets the roof's waterproofing for decades. Your tile continues on its own much longer clock, since clay and concrete tile commonly last 50 years or more. Most homes need a lift and re-lay once, sometimes twice, over the life of a single tile roof.
No, and that is one of the main advantages. Because we re-lay your original tile, the roof looks exactly as it did before, with only replaced broken pieces differing slightly until they weather in. This is why lift and re-lay is often the only approach an HOA or historic district will approve without a lengthy architectural review.
Most single-family lift and re-lay projects take four to eight working days. Handling tile is slower than shingle work because every piece is lifted and re-laid by hand, and steep or complex roofs take longer. Decking repairs found once the tile is off can add a day or two. We give you a firm schedule in the written scope.
